Booking conditions


The reservation is considered confirmed upon payment of a deposit of 30% of the total stay.
Payment must be made within 48 hours of our confirmation by bank transfer or credit card.
The bank transfer data will be sent directly to the customer; sending the accounting copy by email is welcome.
With prior written authorization, payment by credit card will be made by remote transaction indicating the 16 front digits and the expiry date. Cards belonging to the Visa or MasterCard circuits are allowed.

Check-In and Check-Out

The reception is open every day from 9:00 to 20:00.
The delivery of the room is guaranteed from 15:00 and by 19:30, while on the day of departure the room must be vacated at 10:00.
Guests who have special needs – such as early morning departures or delays on arrival – are welcome to contact us within 24 hours of their expected arrival.
Access to the spa, equipped with changing rooms with services, showers, hair dryers and lockers with key to store your personal belongings, is also possible before the check-in time and after the check-out time.


Animals are not accepted in the structure.


Each guest will find bath towels in the room (face and body towels). Change of towels is done every 4 days, while bed linen is changed every week.
Each extra change has a cost of € 5.00 per person for towels and € 10.00 for bed linen.
The necessary equipment for access to the spa are: bathing cap, slipper, bathrobe or towel.
For guests of the farmhouse, the room rates include:

  • a bathrobe
  • a Sauna towel (60 x 100 cm)
  • a Swimming cap

These amenities are intended for the entire stay and any changes are not included.

Welcome Gift

As a small welcome gift, our guests will find in the bathroom a Courtesy Set of the Organic product line of the Flora company, consisting of liquid soap, intimate detergent and shower shampoo, made specifically for our guests. The supply of products will not be renewed in the following days; for this reason we invite our guests to take care of it independently.

City Tax

For stays from 1st of May to 30th September, the Tourist Tax required by the Municipality of Sassetta , will be applied, equal to € 1.50 per day per person, not provided for minors under 12 years.

Cancellation Policy

In case of cancellation of the reservation (or modification of the dates of stay) the following penalties will be applied:

  • 45 days notice prior to arrival: no penalty
  • Notice from 44 to 30 days from arrival: loss of 50% of the deposit
  • Notice from 29 to 15 days from arrival: loss of 70% of the deposit
  • Notice from 14 days to the day of arrival or no show (no-show): loss of the entire amount of the deposit
  • In case of early departure: the entire amount of the stay must be paid
